About the report

What exactly is the Local Offers Report?

A researched, cited report on the specific property you're bidding on: recent comparable sales versus what they were advertised at, % over asking and % of Home Report valuation separated, the range recent results landed in, and local competition signals (closing-date rates, time on market, comparable stock). See the sample.

Do you tell me how much to offer?

No, deliberately. We're not solicitors, surveyors or financial advisers, and a bid recommendation from anyone with a stake in the sale should be treated with suspicion anyway. We give you the evidence; the number is yours.

How is this different from asking my solicitor?

Complementary, not competing. Your solicitor runs the legal process and may have local instinct. What they don't typically hand you is researched, cited data on what nearby homes were advertised at versus sold for. Bring our report to that conversation and both of you are better off.

How fast is delivery?

Within 48 hours by email, usually quicker. Closing date looming? Tell us at checkout. If we can't make your deadline we refund immediately instead of delivering rushed work.

Do you cover my area?

All of Scotland. For remote or very unusual properties with thin public data, your report says so plainly and presents the nearest reliable evidence. We don't pad.

What's the refund policy?

Not useful? Reply to the delivery email within 14 days for a full refund. No forms, no questions. (Formal details in our terms.)

About the data

Where do the figures come from?

Publicly available sources: Registers of Scotland sold-price records (used under the Open Government Licence v3.0), published market reports from bodies like ESPC, ASPC and TSPC (quoted with attribution), and publicly visible listing information. Every figure in a report carries its citation.

Why do sold prices lag behind the market?

Sales appear in the public record only after completion and registration, typically weeks to a few months after the closing date. Our reports state the date of every figure so you can weigh recency yourself.

Are you connected to ESPC, Rightmove or Registers of Scotland?

No. We're independent, and we're not affiliated with or endorsed by any data source. We research public information and cite it. That's the whole model.

About the system

What does "offers over" mean?

An invitation to bid above an advertised figure. That figure is a marketing number, usually set below the property's independent Home Report valuation. Full explanation in the complete guide.

What's a closing date?

A sealed-bid deadline set when multiple buyers note interest: one written offer each, nobody sees the others, seller picks. Around 17% of sales across the ESPC region reached one in spring 2026. Full guide: closing dates explained.

Why does my mortgage care about the Home Report valuation?

Because lenders lend against the surveyor's valuation, not your bid. Anything you offer above valuation comes from your own cash. Full guide: the valuation gap.
